In 2021, we signed agreements totalling nearly 50,000 sq m of office space in Warsaw. This is a strong sign for the real estate market and employers that businesses moved on from a period of testing different solutions to deciding how they will operate in the coming years. Regardless of how often the office is used, it remains the main stage for corporate events and a space to support information flow, experience building as well as team building and collaboration.

Our biggest contract of 2021 was a nearly 16,000 sq m lease at Varso Tower we signed with Box, a cloud service provider. Other tenants to enjoy our productivity and well-being solutions offered at the high-rise built next to the Warsaw Central Station include employees of two prestigious law firms, CMS (7,500 sq m) and Greenberg Traurig (5,000 sq m).

More than half of Varso Tower is already leased.

More than half of Varso Tower is leased

The tallest of the three Varso Place buildings is scheduled to complete in mid-2022, with finishing works being underway in its interior. Put into operation two years ago, the neighbouring Varso 1 and 2 buildings are now fully leased. 


First tenants move into Forest

In 2021, we signed agreements for 12,100 sq m of space at the green campus at the intersection of the Warsaw districts of Wola, Śródmieście and Żoliborz (a part of the campus is complete) and leased more than twice as much space since the start of the construction. Our second largest project in Warsaw is a popular choice for companies that put environmentalism at the core of their business strategy, including Puma, Sweco and Vorwerk.

In addition to fit-out works in individual offices, we are still working on the tallest part of Forest, a 120-metre tower, which will be completed in spring.


New projects in the works

Warsaw remains one of our key European markets. Parallel with our flagship projects, Varso Place and Forest, we continue our search for new investment land.


Since we launched operations in Warsaw, we have developed buildings with more than 320,000 sq m of total leasable area in the city.
