HB Reavis in Poland sums up a successful 2023

HB Reavis, workspace provider and commercial real estate asset manager, summarized 2023 on the Polish market. It was a busy time when the company was among the most active office market players in Warsaw. Last year, the HB Reavis leasing team successfully signed 14 contracts covering a total of 26 800 sqm.

In 2023, HB Reavis successfully implemented a new strategy of strengthening its role as the owner of commercial real estate, which manages buildings in Poland with a total area of 220,000 sqm. The green Forest office campus is almost entirely leased, and the last space has been occupied by companies from the Bank Pekao S.A. Group. (6 200 sqm). Unsurprisingly, the offices in Varso Tower attracted the greatest interest, providing for current 85% occupancy rate.

Varso Place 

We are currently in talks with employers interested in leasing the last available offices in Varso Tower.

We have already signed agreements with two more tenants in the skyscraper, which we will be able to announce in the spring. It is worth emphasizing that almost all clients of the building decided to sign 10-year contracts, which proves great confidence in its high quality and confirms stable demand for premium offices that meet the needs of most demanding employers

Last year, the new tenants of the tallest building in the European Union included the law firm Baker McKenzie (4 400 sqm), the private equity company Enterprise Investors (1 600 sqm), the construction company Atlas Ward (1 500 sqm), the Foster + Partners architectural studio (730 sqm) and AFI Europe Poland (730 sqm).

Varso Place 

Numerous new lease agreements confirm the leading role of Varso Tower on the office space market in Warsaw.

Our clients also appreciate other buildings of Varso Place, which remain fully leased. Moreover, after the temporary pandemic turmoil, we are observing a decisive return of employees to offices, and greater on-site attendance means even better opportunities to expand the retail offer on the ground floors

Ørsted, one of the most sustainable energy company in the world, has extended and enlarged its office space, which now occupies a total of 7 100 sqm in the Varso 2 building. Simultaneously, more retail premises opened on the ground floors of Varso Place including Green Caffè Nero, Gorąco Polecam bakery, Salad Story restaurant, Enterprise car-hire and the Relay convenience salon.


In 2023, HB Reavis declared its decarbonization goals approved by the Science Based Targets initiative (SBTi). By 2030, the company will reduce Scope 1 and 2 emissions by 42%, and by 2050 at the latest, it will reduce its total carbon footprint by 90%. Forest office campus and Varso Place comply with the latest ESG trends, as confirmed by their BREEAM and WELL certificates.


HB Reavis's activities in Poland were recognized last year with numerous awards from the real estate and construction industry. The popular Forest and Varso Tower were named the best office buildings of the year and received several awards for their architecture, innovations, gardens and inclusivity.
