SAP Polska relocates to Varso Tower

April 26, 2023

HB Reavis, an international workspace provider, has signed a lease agreement with SAP. The Polish branch of the renowned enterprise software company will move onto the 11th floor in Varso Tower. SAP Polska’s new office in central Warsaw will occupy close to 1,400 sq. m of people-centric workspace. The company has been advised by experts from Colliers.

SAP is the market leader in enterprise software that helps large, medium-sized and small businesses in all industries perform better. SAP Polska has been supporting the digital transformation of Polish enterprises for more than 25 years. Its clients generate a staggering 87% of global trade. SAP’s machine learning, Internet of Things and advanced analytic technologies help clients transform their companies into smart businesses. With its end-to-end suite of applications and services, clients can operate profitably, respond to changes in real time and make a difference in the world. SAP cloud solutions are used by about 243 million business users every day.

Varso Place

It is SAP Polska’s ambition to support Polish businesses

on their path to innovative development. The key to making this ambition a reality is people, which is why we have been working with the greatest talents on the market for years. The role of an office in the hybrid work model (FlexWork) we introduced at SAP some time ago has changed much, and so have the needs of our employees. To ensure them the best conditions possible, we decided to create a space for effective and comfortable work in Varso Tower. We have no doubt that greater focus on employee wellbeing is key to business success

says Piotr Ferszka, CEO of SAP Polska.

The first tenants and their employees have already moved into the European Union’s tallest building, which offers a total of 70,000 sq m of office space. More than 60% of space has already been leased to organisations such as the corporate cloud provider Box, law firms CMS and Greenberg Traurig, NCBR and a confidential fashion industry tenant.

Varso Place

Our development is an ideal place for employers,

who value ESG criteria and the highest standard of their working environment. We design and build our office buildings paying great attention to their prospective users' comfort. Workspaces in Varso Tower offer an abundance of daylight, high air quality and maximum noise reduction. What is more, its central location provides easy access to all means of transport and many amenities within a short walk

comments Karol Wyka, Country Leasing Director at HB Reavis Poland.

Varso Tower is part of a mixed-use place developed by HB Reavis that includes offices, a hotel, an innovation hub and a retail with restaurants, a fitness club, a health centre and more. The project has transformed a once-neglected area into one of the new symbols of Warsaw.

Varso Place

The demand for quality office space in Warsaw remains high.

We predict this trend to continue into 2023, contrasted by a decline in the overall demand for office space. Varso Tower is an example of a property that not only is perfectly located but also offers access to amenities such as retail outlets and services, which tenants nowadays expect more than ever. I firmly believe that the new office will further SAP Polska’s rapid growth and will be a comfortable workplace for its users,

says Paweł Proński, Director, Office Tenant Representation at Colliers.

Designed by architects from Foster + Partners, the tower is notable for its slender form and a range of sustainable solutions used to reduce the carbon footprint and ensure its users optimal and healthy working conditions. The interior of Varso Tower’s spacious lobby is decorated with a handmade mosaic and trees, which were also planted in front of and on the top of the building. The immediate vicinity of Warsaw Central Station ensures excellent access to all means of Warsaw’s public transport system.
